The Queensland First Home Owner Grant (FHOG) is a one-off payment toward buying or building a new home. For first home buyers in South East Queensland, it can stack with stamp duty concessions to materially reduce the upfront cost of a house and land package. This guide explains what you can claim.
What is the First Home Owner Grant in QLD?
The FHOG is a state government grant for eligible first home buyers who buy or build a new home. It applies to new builds, including house and land packages, which is why it matters so much for Core Group International buyers.
Who is eligible?
- You must be an Australian citizen or permanent resident.
- At least one applicant must be a first home buyer.
- You must move in within a set period and live there for a minimum time.
- The home must meet the property value cap.
How much can first home buyers claim?

How the grant stacks with a house and land package
Because the FHOG targets new builds, a fixed-price house and land package is one of the cleanest ways to use it. The grant applies to the new home, and stamp duty is generally assessed on the land component only: so first home buyers can combine the grant, the duty concession and the lower land-only duty into a meaningful upfront saving.
How to claim it
- Confirm eligibility with the QLD Revenue Office.
- Apply through your lender or conveyancer, or directly.
- For a build, the grant is usually paid at the first progress drawdown.
